Whole-house remodels and gut rehabs where structural reframing, MEP replacement, and full finish-out happen as one project.

Three- to six-story wood and podium construction, type V over type I, with turnover phasing.

Warehouse & light industrial

Tilt-up, pre-engineered metal building, and conventional steel for distribution, storage, and light manufacturing.

We coordinate with your architect and engineer (or bring ours), drive the permit set through the city, and pay the fees.

Bid & buyout

Open-book pricing, three-bid subcontractor selection, and a buyout log you can audit at any time.

Build

Self-perform structural, schedule the trades, run the weekly meeting, hit the milestones.

Turnover

Certificate of occupancy, training on building systems, warranty paperwork, and a 30/60/90/365 day walk-through cadence.
