How design-assist shaved 11 weeks off a clinic build
A 14,000 sqft outpatient clinic on a live campus, contracted in March and turned over before the New Year. Here's where we found the time.
When Northbank Medical came to us with a clinic buildout on an active campus, the schedule looked tight on paper and impossible in practice. Their construction documents weren't sealed yet, the long-lead air handlers were a 22-week buy, and the existing tenant was still operating below the work area.
We pitched a design-assist model: True Blue would join the design team during 60% drawings, price scope in real time, and pre-purchase the long-lead equipment under a separate purchase order while the architect closed out the construction documents.
The math worked. We released the air handlers eight weeks before the GMP was signed, ran underground rough-in during the night shift so the tenant below us never lost a clinic day, and used a self-perform framing crew so we didn't lose a week waiting on a sub.
Final number: 11 weeks ahead of the original baseline schedule, on budget, no change orders attributable to constructability.
